Temporary Suspension of Concrete Caulking Project for 2025 - to resume in 2026

The Board of Directors would like to inform residents and tenants that the concrete crack caulking project in the cul-de-sacs is being temporarily suspended.
 
Our contractor, LIFTECH, and their subcontractor, Weather Preventers, have experienced repeated damage to freshly caulked areas caused by vehicles and foot traffic moving through the work zones before the caulking could fully cure. To protect the quality of the work and the Association’s investment, they have requested to pause the project until January–February 2026. There is no additional cost to the Association for this suspension.
 
When the project resumes in early 2026:
  • Weather Preventers will provide a detailed schedule indicating the specific dates each cul-de-sac will be caulked and barricaded.
  • VHRS and Westwind will send out advance notices so residents and tenants know exactly when their cul-de-sac will be affected and can move vehicles out of garages or driveways as needed.
  • Work areas will be barricaded to allow the caulking to cure properly. It is very important that cones, tape, and other barriers are not moved and that vehicles and pedestrians do not travel through the blocked-off areas during the curing period.

A follow-up email will be sent once the detailed cul-de-sac schedule is finalized, so you have ample time to plan.
